Tenants procedure for rental application
The procedure to apply for a property is as follows.
Tenants are asked to complete application forms for referencing which are submitted to Rent4sure who are an independent reference agency.
A holding deposit equivalent to one weeks rent is payable upon receipt of a draft tenancy. This will be non refundable should the tenant change their mind and not proceed with the tenancy.

Monies held for tenants and landlords is in a specific client account and is protected by the governments approved client money protection service ‘Client Money Protect’.
Scale of Landlord Charges
1) Introduction Only - £600 (inc VAT) payable for each letting where the tenant is introduced through the Agent
2) Full Management Service - 12% (inc VAT) of the rent received, deducted by the Agent and an initial fee of £210 (inc VAT) deducted by the agent at the start of the tenancy as a set up fee.
The fees under the above service are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction, or viewing by the Agent.
Additional Charges (prices include VAT)
Where the Landlord cancels the Agent’s instruction to provide a management service the Agent will charge and the Landlord will pay a fee based upon 12% (inc VAT) of the agreed rent for the period not exceeding six months from the commencement date of the tenancy.
VAT is payable at the prevailing rate on all our fees. In accordance with consumer legislation it is quoted as included in the prices stated above.
