When you instruct us to sell your property one of our staff will provide you with a detailed market appraisal and prepare laminated property particulars including internal pictures and floor plans, and your EPC. We will display your property on several leading websites including Rightmove and Onthemarket. A video tour of your property will be created with full voice over narration. As we are a member of ‘Property Sharing Experts’ your property will automatically be offered for sale by over 80 offices throughout the South West including five in Exeter. Backed up by local and regional newspaper advertising this provides a complete marketing service, making sure all potential purchasers see your property.

We believe that keeping you up-to-date is imperative. As well as regular conversations with our clients, we send written reports on a monthly basis to all clients detailing internet leads, viewings and advertising dates.

Our service does not stop there. Once an offer is received, our staff will keep you up to date with progress reports right up to completion.

  Residential Lettings

Stevens Letting Agents offer a highly competitive and comprehensive service, whatever your requirements.

Property management - only you know how much time you can spare to deal with your tenant's telephone calls and the resulting work. We provide a full management service 24/7 to provide you with complete peace of mind. With over 30 years of experience renting properties we are in a perfect position to deal with all aspects of your investment, from collecting the rent to maintenance issues.

Tenant Find only - sometimes, landlords want to manage their properties themselves. We have a tailored option where we will find you a suitable tenant and do all the necessary legal work, from tenancies to inventories.

Freehold management - Stevens Letting Agents offer a freehold management service that deals with the collection of service charges, organising of contractors, monthly director meetings and AGM‘s. A properly managed freehold is vital when you are trying to sell a flat within a block. Certain information must be available and presented correctly to the solicitors. If you own a flat within a block but either manage the freehold yourself or are unhappy with your existing management company, then call us for a free quotation and to discuss our services.

Letting fees to tenants for rental applications

Our fee for each tenant over the age of 18 applying to rent a property is as follows.

Reference fee - £60 per applicant.
Guarantor reference fee if needed - £60
Contract fee £95 per property or £120 if a guarantor is needed.

The procedure to apply for a property is as follows.

Tenants are asked to complete application forms for referencing which are submitted to Rent4sure who are an independent reference agency.

At this stage the prospective tenant is asked to pay any reference fees payable by one of the following methods.

  1. Cash
  2. Cheque
  3. Online transfer
  4. By card

A holding deposit equivalent to 50% of the total deposit is due at the point of referencing. This will be refunded in the event references fail however is non refundable should the tenant change their mind.

Monies held for tenants and landlords is in a specific client account and is protected by the governments approved client money protection service ‘Client Money Protect’.

Scale of Landlord Charges

Introduction Only Service £240 (inc VAT) payable for each letting where the tenant is introduced through the Agent
Tenant Find Service £474 (inc VAT) payable for each letting where the tenant is introduced through the Agent
Letting and Rent Collection Service 6.5% (inc VAT) of the rent received, deducted by the Agent
Full Management Service 12% (inc VAT) of the rent received, deducted by the Agent

The fees under the above service are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction, or viewing by the Agent.

Professional hourly rate £45 (inc VAT) Charged by the Agent when required to carry out any additional services

Minimum Fee

Where the Landlord cancels the Agent’s instruction to provide a management service the Agent will charge and the Landlord will pay a fee based upon 12% (inc VAT) of the agreed rent for the period not exceeding six months from the commencement date of the tenancy.

VAT is payable at the prevailing rate on all our fees. In accordance with consumer legislation it is quoted as included in the prices stated above.
